The first report is a high level report typically used when you have narrowed your property search to a few properties and would like to find the one that best suits your needs. These are our Tier 2 Site Investigation Reports in which we provide the data listed below. The Tier 1 Site Investigation Report is far more detailed and involves face-to-face research with various departments within the jurisdiction including planning, building and all other relevant departments. Not only will this report cover the current use and limitations of a particular property, it will provide specific information useful to the development of a property. Often times this report is used to prepare for the actual development of a parcel, improved or unimproved and is used in tandem with the purchase or lease of a property.
