We can help at every stage of the game. Development Consulting involves us working as your partner to get you through the development process from Design and Planning, through Entitlement, Permitting and Construction, all the way to the finished project.

Hand-in-hand with real estate sales, our dedicated staff of development specialists can walk you through the maze of determining the best property according to location and use, and then work closely with you to design the right project, go through the daunting task of getting it approved and then help you build it. All of this with a primary goal of staying on time and under budget.

One thing you have to remember when JPC is on your team. We tell it like it is so if there is a red flag or exorbitant cost associated with developing a project, we are going to let you know before hand. It is very important to us that you have all the facts you need before making a decision. If you are going to have difficulty getting a project approved, we want you to know before you get halfway into it and find out it is not viable. Design and Planning

So you have a great idea in your head of what your site should look like and how it can help your business grow. Now all you have to do is get it down on paper to make it become a reality. That is where we come in. We understand how to help you translate your vision into reality without it costing an arm and a leg. We work with architects, designers and engineers at all levels, for all types of buildings. If you need a recommendation, simply contact us. Entitlement and Permitting

So you have a great design and are ready to get it built. Not so fast! You skipped about 50 to 100 steps. Before you can get permits to build you have to get Planning Approval which often involves staff recommendation, then planning commission and sometimes even city council approval. It all starts with the Site Investigation and goes from there through the approval process for your intended use. This is called the entitlement process and this is where we excel at getting your project through. We have developed relationships with numerous municipalities and jurisdictional agents. We know what it takes to get a project approved and we know what planners are looking for in a project.

Project Management

Approval. Check! Permits. Check! Now what? Completing a commercial project, no matter the type is an intricate series of steps that requires meticulous attention to detail and constant supervision. Anyone can tell you what can happen when even the slightest step goes awry. It can throw the entire project off and end up costing a small fortune. Two things help mitigate this risk. First is experience in dealing with construction project timelines and the delays that can happen. Second is anticipating and preparing for potential roadblocks before they happen. Our Project Managers have two very simple goals – on time and under budget.


Where project management is controlling the process, construction is managing the materials and labor to get the process completed. Our General Contractors typically have years in the business and they know we don’t fool around. The GC and superintendent are there for a purpose, to make sure the job gets done utilizing the materials allocated to the project. Whether it is ground up construction, tenant improvements or residential rehab projects, we have the right contractor for the job.
